Application Fees
• Application Fee: $40 per person (non-refundable)
• Background & Credit Check: Included in the application fee
• Earnest Money to Reserve Unit: $400 (applied toward deposit once approved)
Security Deposits & Earnest Money
Here’s a clear breakdown of what you’ll pay to reserve and move into your new home at Sage Flats.
Earnest Money
- • $400 Earnest Money reserves your selected apartment until your move-in date.
• This amount converts to your base security deposit ($200) and non-refundable admin fee ($200) once you’re approved.
Security Deposit
- • Additional deposit may be required based on credit, income, and rental history.
• We do not require first and last month’s rent at move-in—only a prorated amount from your lease start date to the end of that month.
Admin & Move-In Fees
Administrative Fee
$200 per household. This non-refundable fee covers application processing, lease preparation, and move-in administration.
Media Package
Internet: $50 monthly value included in your rent.
Garage: Included with your apartment at no additional monthly fee.
Utility Billing Set-Up
A one-time $25 account activation fee is required to set up your individual water, sewer, and electric billing service.
Pet Policy
- • Pet Fee: $200 (per pet, non-refundable)
• Pet Deposit: $200 (per pet, refundable, may increase if pet is under 12 months)
• Pet Rent: $40 per month, per pet
• Up to two free-roaming pets per unit; additional requirements apply for pets under 12 months of age.
Short-Term Lease Fees
• 2–5 month lease: $100 monthly premium
• 6–12 month lease: No monthly premium
All leases automatically roll to month-to-month at the end of the initial term with no extra fees.
